You really can't beat the location. Shadow Creek Ranch is a master-planned community located in Pearland, just south of Houston. The close proximity to the Texas Medical Center and Downtown Houston have made this community a popular one. Protect Your Investment- Add Flood Insurance Now

It seems like the spring brings a wave of reorganization in everyone's lives. I'm not sure if we just crave order after the chaos of the holiday season or if it has more to do with the beginning of a new year and thus a fresh start. Whatever the reason, I am currently going through closets, updating files, etc. It's a good time to step back and review your finances and yes attack credit card debt, update savings goals, etc, but in this case I'm specifically addressing a type of insurance that many people do not have for their homes.
Homeowners insurance is part of how we protect our finances. We all have wind insurance and regular home insurance if we have a mortgage, but flood insurance is optional for many homes located outside of a flood plain. Many people believe that they do not require flood insurance if they don't live in a flood plain, but in the south or any other place subject to unpredictable rainfall amounts, I think that it is an important part of the overall protection of your home investment.
For those of you who haven't had the experience of living near the coast during a large tropical storm or hurricane, you might not know what they are capable of. Yes, you have seen the after photos of broken homes near the coast and further inland, but did you know that during one tropical storm in 1979, Tropical Storm Claudette, dumped 42 inches of rain in 24 hours in Alvin! The photo that I attached was taken after that storm.
My point is that flood insurance can be an essential part of protecting your real estate investment. You may not live in a flood plain (which is great because it makes flood insurance very affordable), but that doesn't mean that you don't need flood insurance. If the sky dumps 42 inches of rain over your neighborhood, will your home flood? Mine might. Regular homeowners insurance does not cover damage caused by flooding or rising water. Also, these flood policies (from the National Flood Insurance Program) take 30 days to go into effect. The spring (not hurricane season which may be too late) is a good time to add one if you don't have one already. Visit the FEMA flood insurance web-site for more information.

What is the FIRST Thing that Buyers Notice in a Home?

So, you are thinking of putting your home on the market, but you aren't sure how to make the best impression using the smallest budget. If you do nothing else, clean, clean, clean! Prospective buyers are shopping for a NEW home. Your home may be 20 years old, but if it is to be the new home of another family, you have to show it in move-in ready condition. This does not mean that you must do major renovations. It's the little things that count!
1. Clean up the front yard. Mow, edge, weed-eat and remove any weeds from the flower beds. First impressions matter!
2. Remove the clutter from your home. Sell the open space, not your favorite photos and figurines (they will soon have a space of pride in your new home).
3. Clean the inside of the house thoroughly. Buyers will look closely at the condition of the home and make a judgement on how well it is maintained simply by how clean it looks. A dirty home gives the impression of lack of upkeep.
4. Buyers look up. They see the cobwebs in the corner, they see the dust on top of the door frame and the ceiling fan. Clean those areas. Then look down! Clean the baseboards too!
5. Wash the windows (or pay someone to do it). You will be surprised by the amount of light that clean windows let into a space. A few hours of elbow grease can pay off big-time with a faster sale.
6. Scrub the kitchens and bathrooms completely. Buyers are very picky when it comes to those rooms. The more they shine, the more positive the first impression of your home will be.
7. Shampoo the carpets and then vacuum daily.
8. Odors are a turn-off. Remove all garbage before showings. Consider using air freshners before showings.
So, grab your mop, broom and sponges and be prepared to use some elbow grease. No time? No problem, hire a professional! Most cleaning services offer deep cleaning services. You will be amazed at the difference it will make to prospective buyers!

On My Way to Becoming a Miracle Agent!

It's official! I'm on my way to becoming a Miracle Agent. Re/Max has a unique partnership with the Children's Miracle Network that I have recently become very excited about. This partnership allows me to commit to help them serve the children and families in my area. I am pledging to make a donation after each sale of a home (whether for buyers or sellers). My money will be directed to Texas Children's Hospital. Stay tuned for additional fundraisers and events that can help you become involved as well.
Texas Children's Hospital is a name that most of us in the area are familiar with. They are an amazing pediatric hospital which serves the Houston area with a branch in the Texas Medical Center, one in Katy and a new one planned for the Woodlands. The money that I send in my clients' names upon closing on a home will be used to continue their charity program as well as to build the new facility intended to serve the northern part of the Houston area from the north side of downtown to Conroe.
So, where does this money go? Well, first there is charity care. Texas Children's Hospital will never turn someone away or refuse treatment to someone in need. The thing that surprised me most about this is to learn that many of the charity care patients that they have helped over the years had health insurance. Does that surprise you? Well, many insurances have a yearly and a lifetime maximum. Once you surpass that, you're on your own. Considering the average N.I.C.U. patient spends $4,000/day, it isn't long before benefits can fun out. Pediatric heart patients can surpass their lifetime maximum in a matter of weeks. Texas Children's Hospital provided more than $150 million in charity care and community benefits in 2013.
This amazing organization is also leading the way in research and education. Doctors with Texas Children's Hospital provide an outstanding level of care for the children in our area and they continue to push the edges of medical research to find new and exciting ways to help their patients. I am proud to have such an organization in my community and I am now committing to support them! I will keep you posted on any events I decide to do in the near future and will be excited to make donations in my clients' names as we close on their real estate transactions.
